Property Development Finance
We can provide finance for a wide variety of residential development projects with funding from £500,000 to £25m. These can be large scale residential developments through to small scale renovation or conversion projects on existing properties. We can also fund projects where there is a commercial or mixed use.
There are no set rates or terms for this type of funding and loan to value and costs will be directly related to the scheme, amount of deposit, its location and borrower experience.

- Minimum loan for refurbishment and conversion £250,000

- Available to developers who can demonstrate a track record in the sector
- Up to 70% of GDV with 75% considered for refurbishment and conversion projects
- Normal maximum term 24 months with longer agreed by exception for larger and phased projects
- Interest rates and fees are quoted on a case by case basis
Finance for commercial development will require a contracted pre let or sale, has a limit of 60% of GDV with a minimum loan of £500,000, maximum term of 24 months and it must be located in England & Wales. Pricing is on a case by case basis.
A completed scheme can be held for the longer term as an investment and we can also arrange the term facilities to take over from the development loan. Where the property value allows this can include an element of capital raising up to the limits applicable to property type.
