Residential Investment Property Finance
These loans are for the purchase or refinance of let residential investment property. The letting can be on an Assured Shorthold Tenancy or Corporate Lease.
The amount of loan will be primarily determined by two principle factors:
- The lender’s loan to value limit, typically 80% for single units with a lower loan to value (LTV) applying to multi unit and HMO properties
- The lender’s debt service cover ratio (DSCR), i.e. the amount of rental income needed to cover a given level of loan
Lenders do not all apply the same rates or DSCR and we will assess which lender’s criteria are best suited to meet a borrower’s stated needs.
Loans can be arranged for individual, partnership and limited company borrowers. Ex pat borrowers can be considered.
A borrower’s sector experience is often desirable but not mandatory with every lender.
Both variable and fixed interest rates are available with loan terms of up to 25 years and repayment structures tailored to suit the borrower’s requirements, including long term interest only.
